Good Morning,
I have a client which is in good standings with his previous VA loan. No lates, and the mortgage is paid off according to his credit report. He sold the house and made approx. $60k on the transaction. The new buyer assumed the old VA loan which was at a very low rate and bought the house at a premium price because of it.
Now the original veteran would like to purchase a new house using VA for financing but his Certificate of Eligibility states he has $0 Basic Entitlements. Is there a formula to calculate how much a VA loan he can get now?

- Once you
have the current Certificate of Eligibility and the new contract price, it can be determined if the veteran
has any bonus entitlement available.
- There is
a worksheet that can be used to evaluate this. All fields must be completed accurately. The veteran may have to provide a down
payment. We attached the Excel Worksheet here, however, without the COE, it is impossible to have an accurate assessment.
- The Assumed loan will remain as a current used entitlement unless the assuming party is a veteran and the request is made to transfer the entitlement usage over.
